Why Littleton Instead of Lincoln:

After seeing all of the 1990's condos and high prices of Lincoln, NH and Loon Mtn. we challenged ourselves to build a 3 bedroom unit on a wooded lot with walking access to all of Littleton's quaintness for a $100,000 more attractive price tag.   This is a perfect opportunity for a weekend/second home with fantastic STR coveted amenities.  Forget the long waits for tables at restaurants on busy weekends.  Have access to grocery stores, walking Main St or have a drink on the river.  Ski Cannon (15 min) or Bretton Woods (22 min) for less and with exponentially less crowds.  Lastly, there is nothing like driving through the Notch to begin your time away and clear your head for peace and serenity in the North Country.

Don't miss out on this rare opportunity to own a piece of tranquility in the heart of Littleton, NH.

NH July 2024 Housing Market Report

NH July 2024 Housing Market Report

August 13, 2024

Prices continue to climb

The   NH July housing market report

The July housing market continued the trend  of historically high prices, low inventory, and low affordability – and a continued sellers' market in   desperate need of opportunities for more housing stock.

NEW HAMPSHIRE   MONTHLY INDICATORS

The median price of a single family  residential home sold in New Hampshire was $530,000 in July, a record high  for the month and a 10.4 percent increase from July 2023. Nearly one in five homes on the market at the end of the month were listed for over $1 million.

Although inventory increased 29 percent  from last year to 2,228 in July, that's still nearly 10,000 fewer  homes than were on the market in July 2014. Months' supply – meaning the time it would take to sell off  the current inventory at the most recent pace of sales – has also inched up over the last two years,  but at 2.2 months it remains less than half what is considered a balanced market.

“Housing advocates are getting the word out  that we need more housing in order to have a healthy economy and build strong  communities,” NHAR President Joanie McIntire told New Hampshire Business Review for an Aug. 12 story on the housing market. “We just need policymakers to listen to   and hear the voices of residents in New Hampshire’s cities and towns   desperate for more housing supply.”

The lack of inventory and resulting high prices have meant a continued drag on affordability. The NHAR affordability index of 57 in July means the median household income is just 57 percent of  what is necessary to qualify for the median-priced home under prevailing  interest rates, an 8.1 decrease from a year ago. For context, the index was  over 200 at times during 2012 and 2013.

50 Patriots Dr. Littleton, NH

In-town Location,  Quiet Street, 4 Bedrooms!

Extremely rare and unique in-town Littleton, NH single family home located at 50 Patriots Dr. with 4 bedrooms and 2 bathrooms that is being rehabbed from the ground up.  Literally everything from the roof to flooring will be brand new less the rock solid foundation  and the studs holding up the new drywall.

7 overgrown trees have been removed to open up the lot and provide a crisp clean look for the southernly facing front which will provide warming sun in the winter and cooling shade in the private backyard.  Enjoy the ability to walk out onto your private back deck from either the newly designed master suite or open concept kitchen to enjoy your coffee in the morning or wind down and discuss your day in the evening.

We are removing a wall and the small boxy concept from the 1960's by adding an LVL bean to blend the kitchen and living space while at the same time tying it all together with an oversized peninsula that will seat 6.  We feel the open concept kitchen is the heart of a home and should be multi functional place that invites every member of the family for mealtime, school work or even a game night.  Stainless appliances, new cabinets and hard surface flooring creates a space that feels luxurious while being functional for years to come in accommodating a growing family.

The split bedroom floorplan has  3 bedrooms on one side of the home while the master suite is on the opposite side providing privacy.

The new owner walking back from downtown  after dinner or taking the kids to Chutters while seeing the stone veneer and maintenance free vinyl siding with clean lines coupled with a solid and warm front door will surely exude pride and confidence.  At the same time, the intimacy of Patriots Dr. will allow kids to play outside, ride bikes up Farr Hill and network with other kids in the safety of a secure neighborhood.

Our pre-list price is $350,00 which puts us extremely competitive compared to the 3 bed 1 bath stick built homes that have either sold or gone under contract at Herbert Ln., South St. and W. Elm St  as well as the several mobile homes priced between $270k-$299k in Littleton and Bethlehem.

We welcome you to reach out at 678.778.9027 if you have interest to discussing an opportunity to get this under contract prior to hitting the open market and competing with other prospective buyers or even worse corporate buyers while also having a say in picking your colors.
